What I'd especially like to hear about
Corrections. If a regulation section has been amended, a form has been reissued under a new edition, or a paragraph number no longer sits where a guide says it does, tell me — and if you can, say which document you were looking at. Contract forms are revised association by association and state by state, and a paragraph reference that was right last year is one of the easier things here to get quietly wrong. Corrections are applied and noted on the page rather than silently swapped.
Gaps. The most useful message is the one that starts "my escrow officer sent me a form and I could not find anything written about it anywhere." Documents that arrive with a deadline attached and no explanation — a title commitment, an HOA resale package, a request for a repair credit addendum — are exactly what this site is for, and I would rather write about the ones people are actually holding.
Questions. Ask about the mechanism and I will usually answer, or turn the answer into a page: what a term on a Closing Disclosure means, which tolerance category a fee falls into, what an exception on Schedule B is describing, what happens procedurally when a contingency deadline passes without notice. Questions that keep recurring get written up, and I will never quote your details.
What I can't help with
- Reviewing, interpreting, or advising on your own contract, addendum, or settlement statement — that is your attorney's or settlement agent's job, and they can see the documents I cannot
- Telling you whether to waive a contingency, sign a release, terminate, or proceed
- Anything about loan products, interest rates, points, lender comparison, or refinancing — these are outside the scope of this site by design
- Recommending an agent, lender, title company, inspector, surveyor, or attorney, or commenting on one you are using
- Intervening with anyone in your transaction, or contacting a company on your behalf
- Requests to publish sponsored posts, paid guest articles, or link insertions
