What this site is

Offer to Keys is a one-person, independently published set of guides to the transaction procedure that runs between an accepted offer on a US home and the day the deed records — contract clauses and deadlines, contingency periods, inspection reports, the title commitment, escrow, and the closing figures.

It is not a brokerage, a title or escrow company, a mortgage broker, a lender, or a settlement agent, and it is not affiliated with, endorsed by, or acting for any of them. It does not take part in your transaction in any way. There are no affiliate links, no referral or lead fees, and no sponsored placements: nobody pays to be named on this site, and no page is written to move you toward a particular company. The only revenue here is display advertising, described below, which is selected by Google and not by the author.

Regulations, forms, and disclosure rules are quoted from and linked to their official sources — principally the Consumer Financial Protection Bureau, published ALTA form text, and individual state disclosure forms — so that every statement made here can be checked against the original rather than taken on trust.

No professional advice

Content here is general information, not professional advice.

Specifically, nothing on this site is:

  • Legal advice. A purchase contract is a binding agreement, and its interpretation depends on its exact wording, on your state's law, and sometimes on local practice. Explaining what a clause ordinarily does is not the same as advising you on the clause in front of you. Reading this site creates no attorney-client relationship, and the author is not a lawyer.
  • Mortgage or financial advice. This site does not compare loan products, quote or forecast interest rates, tell you which lender to use, or advise on refinancing, points, buydowns, or whether a loan is affordable for you. Those questions are deliberately outside its scope.
  • A recommendation of any company. No agent, broker, lender, title company, escrow holder, inspector, surveyor, or attorney is recommended, vetted, or endorsed here.
  • An inspection, appraisal, survey, or title opinion. Guides describe what these reports contain and how to read one. They cannot tell you what is true about a particular property, and nothing here should be relied on to decide whether a property is sound, insurable, or clear of claims.
  • A substitute for the professionals in your own transaction. Decisions with money and deadlines attached — waiving a contingency, signing a release, sending funds, terminating a contract — should be taken with your own attorney, agent, or settlement officer, who can see the documents you are actually holding.

Accuracy and currency

Guides are researched against official sources and dated on publication. Even so:

  • Federal disclosure rules change. The timing requirements, tolerance categories, and the forms themselves are set by regulation and amended by the CFPB, and guidance is reissued between amendments.
  • Contract forms are state and association specific. Paragraph numbers, standard contingency periods, notice mechanics, and default remedies differ by state, by association form, and by edition — and forms are revised on their own cycles.
  • Local practice varies even where the law does not: who customarily pays which fee, whether an attorney or an escrow company closes the transaction, and what a "standard" review period runs to are regional habits, not rules.
  • Fee amounts, recording charges, transfer taxes, and prorated items are examples used to show the arithmetic. They are not quotes and will not match your settlement statement.
  • A guide reflects the situation at the date shown on it, not necessarily today.
  • Errors happen.

No warranty is given that content is accurate, complete, or current. If you find something wrong, please report it via the contact page — corrections are made promptly.
